The Development

  • We plan to break ground first quarter of 2023

    We anticipate construction to be approximately 16-18 months

    Our goal is to welcome the owners to Escucha Q4, 2025

  • Easy. If the Piso is available, we send you a simple reservation application, which might take you 10 (leisurely) minutes to complete. Then you deposit $10,000 into a bank-held escrow account. It’s yours for (at least) the next 10 days

  • We send you the Purchase Agreement along with the Management Agreement and you will have 10 days to peruse them (contrary to popular belief, peruse is examine carefully). If you have any questions please let us know within that time.

    Once everything is understood & agreed upon, you complete both agreements and deposit a total of 30% of the purchase price (minus the $10,000 initial reservation deposit) into the same escrow account.

    If we do not reach agreement within 7 days then your deposit monies are returned to you.

  • Yes, there is risk involved in this project. And, along with the hassle, we are doing everything we can to minimize that risk.

    I didn’t arrive in San Pancho yesterday. I have been here for over 4 years now and I have learned how things go. I own and, for 3 years, have been living on the land Escucha will be built on. I know who to turn to and have found the right people to make Escucha reality.

    Beyond – and part of - having put in the time here, the FIRST, most important factor in completing a project here is the builder. I have personally known Jorge Ramirez for over 3 years. He has lived and practiced in the Vallarta area for more than 15 years and built numerous projects from well-designed family homes to dramtic cliff- perched houses for older couples to a boutique hotel to multi-faily housing. I have seen him complete 6 projects in San Pancho alone. I chose him not only because he’s a good guy & a good architect but, perhaps just as importantly, because he has the proven capability to complete the project.

    SECOND, your initial deposit is placed in an escrow account. If we do not break ground by the end of Q1, 2023 there will be 2 options – the first is, we return your money.

    Or, if you prefer, we can extend the agreement. At that point we will have a very good idea of why we have been delayed so we will determine another target date to break ground and if that date is acceptable to you, we will extend the existing terms to that date.

    THIRD, once Escucha breaks ground, it will be, greatly in part, because the construction is fully funded so, before we start, we’re (all) confident it will be completed.

    What if I change my mind half-way through the project?

    We do address this in the purchase agreement. You may withdraw, if you wish, but there will be a penalty. This is for your protection as much as every other owner.

  • Yes, similar to a typical condominium in the States. However, in the case of Escucha, it will cover the inside of your Piso as well as the outside.
